Q22 Office Tower, Warsaw

Gleeds is providing site supervision services to Echo Investment during the construction of one of Poland’s most innovative and technologically advanced buildings.

The 155m high Warsaw skyscraper created by Kuryłowicz & Associates, will provide 50,000m² of office space on the site of the demolished Mercure hotel, and is due to complete in 2016.

Energy saving innovation

The building is named Q22, where Q refers to quartz crystal – as a symbol of technology, longevity and modernity, and is the influence for the building’s design. Q also stands for quality of the design and the construction, as well as the charge which the office building will influence the city with. Using reinforced concrete technologies, custom-made steel structures, Q22 features a host of innovative energy-saving designs, such as:

  • Sloping glass roof with photovoltaic systems
  • Air-water heat pumps and cooling towers
  • A tri-glass elevation, with two chambers, providing thermal isolation

Q22 will also incorporate Digital Addressable Lighting Interface (DALI) to reduce power consumption, and an environmentally-friendly waste collection system. The elevators will even generate energy as they break during descent. All of which helped the project to obtain BREEAM® Interim Excellent certificate with the highest results in this category in Poland (79,1%) and placed Q22 in first place among the small group of office buildings which hold BREEAM® Excellent certificates.

No waste is allowed; 1,500 tonnes of steel and 25,000 tonnes of concrete rubble were re-used from the demolition of the hotel and from other building sites in Warsaw.

High standards

Gleeds is playing a more extensive role in overseeing the project and driving quality, as Q22 is executed in construction management formula (divided packages mode), its procurement strategy is more complex than most, executing in general construction formula.

As well as typical construction work supervision, Gleeds is ensuring close attention is paid to overseeing the coordination of drawings and that all newly introduced contractors follow the project schedule, while managing and maintaining health and safety on site.
