Turning our client’s dream resort into reality.

Gleeds helped to make savings of 5% a reality on the world-class Marassi resort. Not an insignificant amount when the resort in question is a £2.4 billion mixed-use scheme on Egypt’s Mediterranean coast.

At 6.5 million m², it’s one of the largest residential and tourist developments in the Middle East. And a worthy Cityscape Egypt award-winner in 2014.

Exclusive year-round destination

Overlooking 6km of Sidi Abdel Rahman Bay’s white, sandy beaches and turquoise water, Marassi features:

  • A Ritz Carlton hotel
  • 13 residential villages, including 1,025 villas, 446 townhouses and 167 apartments
  • A conference and exhibition centre
  • An 18 hole golf course complete with golf academy
  • A private yacht marina – set to become the largest in the Middle East

In amongst waterways and lagoons, residents will have access to pedestrianised shopping areas and a variety of cafes and restaurants.

Savings to dream of

At its early stages, our approach, based on sound documentation, helped the client and stakeholders with their vision for this world-class Egyptian resort. We led the consultant team and now we’re managing relationships at all levels.

We’re also holding regular cost control and value engineering workshops to maintain the project's budget.

We’re performing tender analysis and organising negotiation meetings with contractors to ensure Emaar Misr receives accurate costs.

And we’re working with more than 20 contractors, as well as monitoring their progress and payments.

Open for business (and pleasure)

Marassi is already partially opened to the public. The beach club house is currently up and running and several residential units have been handed over to owners. The project is expected to be completed by 2020.
